Building Consents & Regulations

In New Zealand, you typically don't need a building consent for single-storey detached buildings not exceeding 30 square metres in floor area. However, your shed must be at least its own height away from any boundary or residential building, contain no sanitary facilities or potable water storage, and if used for sleeping, must not have cooking facilities. We always recommend checking with your local council as different regions may have specific bylaws.
For sheds built without consent, the floor level must be no more than 1 metre above the supporting ground, and the total height must not exceed 3.5 metres above the floor level. If you want to include a loft higher than 900mm off the floor, you will need a building consent.
For rural properties, single-storey pole sheds or hay barns up to 110 square metres can be built without consent if designed or reviewed by a Chartered Professional Engineer or if a Licensed Building Practitioner has carried out or supervised the design and construction. For urban areas, anything over 30 square metres typically requires consent.

Site Preparation & Installation

We handle basic site leveling up to 150mm as part of our standard service. However, the area should be cleared of vegetation and debris, and you should ensure adequate access for our team and materials. For slopes greater than 150mm, additional leveling or foundation work may be required.
Not all sheds require concrete foundations. For many applications, we can build on properly prepared and leveled ground with appropriate base materials. Concrete pads or piers may be recommended for larger structures or specific soil conditions. We'll advise what's best for your situation.
